There are many things that need to be taken care of when buying property in the USA. LVIP can not only source suitable properties and negotiate the best prices for you, we take care of absolutely everything.


 Proceeding with a ‘Turnkey Deal’ will engage services of  ‘Aussie Dave’ Lovegrove & ‘Mr Las Vegas’ Gene Burns, with  a combined experience of 20 years in Las Vegas market. ‘Aussie Dave’ they will be in Las Vegas to perform the due diligence required and find the right property deal for you alongside Gene Burns.


 Here is a list of just some of the many things that need to be taken care of properly in the process of a turnkey deal:

  • Engage a buyer’s agent to work with the banks
  • Make offers to the banks
  • Continue negotiations until satisfied with the property deal
  • Hire a resident agent for services
  • Arrange for establishment of an LLC, business licence, bookkeeper etc 
  • Set up bank accounts –  Foreign investors can’t open bank accounts without help
  • Hire an Attorney
  • Put up earnest money cheque
  • Open Escrow
  • Arrange a home inspection
  • Pay H.O.A and Taxes etc
  • Arrange pest inspection
  • Arrange the Accountant
  • Ensure property has good tenants and management
  • Follow through on the closing
  • Transfer funds for closing
  • Interim holding of services until tenant established i.e.: power, gas, cable etc
  • Arrange keys, gate codes etc
  • Arrange cleaners
  • Arrange any maintenance or repairs to be done.
  • Arrange pest control

Property Selection Criteria

All of the properties sourced by the LVIP team MUST fit into our very strict criteria to ensure the quality of your investment. 

  • Property must be fresh on the market and not have been available for more than 5 days. LVIP access wholesale properties which are well under valued, and for us to secure these great deals athe best prices, we must act quickly. Our rule of thumb is - If its been on the market for more than  5 days, it's not good enough for us and our clients!
  • The property Must be in a sought after area with high rental demand, within certain distance to schools, hospital, shopping precincts and the Las Vegas Strip.
  • The community must have a certain quality of tenants, and in a very safe area. Rule of thunmb is - If we can't send grandma to pick up the rent at 10:00pm at night, we won't buy there. We look for estates with gated security in nice suburbs, with amenities such as parks, swimming pools and clubhouses.
  • We knock on the neighbours doors and questions of all the tenants to ensure the community is suitable - Find another company that goes to these lengths to look after it's clients!
  • Building must be under 10 years old and in perfect condition. Contrary to what most other companies are offering, we are not interested in recently renovated buildings that are 50 years old in suburbs of the USA that nobody knows.
  • The property must be return a positive income and be great value for money.
